Do You Need an Appraisal to Appeal Your Property Taxes?

By Danielle Cui · April 2, 2026

Evidence & Comps

Short answer: usually no. For most residential property tax appeals, well-chosen comparable sales are the primary evidence — and often all you need. A formal appraisal is optional, and it has tradeoffs.

What the board actually wants

Assessment appeals turn on market value as of the January 1 valuation date, and the cleanest proof of that is recent arms-length sales of similar homes. A tidy comparison of 3–5 strong comps, adjusted in plain language for differences, is persuasive on its own. (How to build it.)

When an appraisal can help

  • High-value or unusual properties, where small percentage differences are large dollars.
  • Complex cases — unusual condition, mixed use, or few clean comps.
  • When you want a credentialed third party to formalize the value.

A formal appraisal is generally admissible if the board deems it reliable. Note two things: the board may require the appraiser to attend the hearing, and an appraisal typically costs a few hundred dollars — which can eat into a modest reduction. (Is the savings worth it?)

How to decide

  • Modest home, clear comps, market-decline case → comps alone are usually enough.
  • Expensive or unusual property, thin comps → consider an appraisal to strengthen the case.

Either way, start with the comps — they're the foundation, and an appraisal only supplements them. CompFinder assembles qualifying comps and the analysis so you can see whether your case is strong before you spend on anything else. (Step-by-step.)

Frequently asked questions

Do I need an appraisal to appeal my property taxes?

Usually not. For most residential appeals, recent arms-length comparable sales are the primary evidence and are often sufficient. An appraisal is optional and mainly helps on high-value or complex cases.

Will the appeal board accept a professional appraisal?

Generally yes, if it deems the appraisal reliable — but the board may require the appraiser who prepared it to attend the hearing.

Is an appraisal worth the cost for an appeal?

It depends on the stakes. On a high-value property a few hundred dollars can be worth it; on a modest home, the cost can outweigh the reduction, so comps alone usually make more sense.
